A house sitter lives in your home while you’re away, which means a stranger has 24/7 access to everything you own. An alarm company monitors entry points but doesn’t check for water leaks, mold, pest problems, or HVAC failures. Home watch is a professional inspection service—we visit on a scheduled basis, conduct a thorough walkthrough, document everything with photos, and alert you immediately if something needs attention.

We recommend weekly visits for most homeowners, especially during the winter months when the risk of frozen pipes and heating failures is highest. Bi-weekly visits are a good option for shorter absences or lower-risk situations. Many insurance companies require inspections at least every 14 days for vacant properties, so weekly visits help keep you in compliance.

Pricing depends on the size of your home and the services you select. Standard home watch visits start at $45 per visit. We’ll provide a detailed, transparent quote during your free consultation—no hidden fees, no surprises.

Absolutely. Merit Home Concierge carries general liability insurance, errors and omissions (professional liability) insurance, and a surety bond. We are also background-checked. We’re happy to provide copies of our insurance certificates to any client upon request.

We contact you immediately with photos and a description of the issue. We’ll provide our recommendations and, with your approval, we can coordinate with local contractors or service providers to address the problem. In an emergency, like a burst pipe or active water leak, we take immediate steps to minimize damage and contact you right away.

Yes. We’ll need a way to access your home for interior inspections. Most clients provide a physical key, while some use a smart lock or lockbox code. Your keys are securely stored, labeled only by code (never by address), and are never shared with anyone outside of Merit Home Concierge.
