Our signature service. During each scheduled visit, we perform a complete interior and exterior inspection of your property, including:
Check all entry points for signs of forced entry or damage
Inspect for water leaks under sinks, around toilets, near water heater, and at HVAC units
Look for signs of mold, mildew, or unusual odors
Verify HVAC system is functioning and thermostat is set correctly
Check for pest intrusion—insects, rodents, or wildlife
Flush toilets and run water to prevent drain trap dry-out
Collect mail, packages, and flyers to maintain a “lived-in” appearance
Inspect exterior for storm damage, landscaping issues, or standing water
Verify all doors and windows are locked and secure
Document everything with timestamped photos in a detailed report

Weekly visits (recommended) or bi-weekly visits. Custom schedules available for extended absences.

Louisville’s weather can be unpredictable—ice storms, severe thunderstorms, high winds, and tornado warnings are all part of life in Kentucky. When severe weather is forecasted, Merit Home Concierge takes action:
Before the storm: We secure outdoor furniture, check windows and doors, verify sump pump operation, and take baseline photos of your property.
After the storm: We inspect for damage to the roof, siding, windows, trees, and landscaping. We check for water intrusion, power outages, and any issues that need immediate attention. You receive a full storm report with photos.

When your alarm goes off at 2 a.m. and you’re 800 miles away, who responds? With Merit Home Concierge as your designated key holder, we respond on your behalf—meeting police or fire personnel at your property, assessing the situation, and keeping you informed every step of the way.
We also serve as your local key holder for contractor access, deliveries, and any situation where someone needs to be let into your home while you’re away.
